Brisbane and the Gold Coast have a huge mix of roof types. Older homes with terracotta or concrete tiles, newer builds with Colorbond or corrugated iron, and plenty of properties that combine both. The preparation, repairs and coating systems involved are quite different.
Tile Roof Restoration: What's Involved?
Tile roofs, whether concrete or terracotta, are the most common roof type on established homes across Brisbane and the Gold Coast. Over time, tiles fade, crack, and the mortar that beds and points the ridge caps deteriorates.
The process: high-pressure cleaning, inspection and replacement of cracked or slipped tiles, ridge cap rebedding with fresh mortar, flexible repointing compound, anti-fungal treatment, primer, then two coats of high-performance membrane coating.
The rebedding and repointing stage is what separates a proper tile restoration from a cheap repaint job. Without it, even a freshly coated tile roof will continue to allow water entry at the ridgeline.
Metal Roof Restoration: What's Involved?
Metal roofs including Colorbond, corrugated iron and zincalume are durable but not maintenance-free. Over time they suffer surface oxidation, rust, loose or corroded screws and UV-driven paint breakdown.
The process: high-pressure cleaning, rust treatment applied to corroded areas, replacement of worn or corroded screws, sealing of laps and penetrations, then protective membrane coatings that resist UV and long-term oxidation.
Cost Comparison: Tile vs Metal Restoration
Costs are broadly similar between the two, but tile roofs typically require more labour thanks to rebedding and individual tile replacement. Metal restorations hinge on how much rust treatment is needed. Either way, a proper inspection-based quote beats a per-metre guess.
Which Lasts Longer: Tile or Metal?
With a quality 3-coat membrane system, both restored tile and restored metal roofs gain 10–20 years of additional service life. The deciding factor is usually the roof's existing condition, which is exactly what our free inspection assesses.
